In addition to being an internal control for the organization, these tools help to better identify the problems that occur daily in the workplace. This research work aims to design the manuals of functions and procedures of the commercial area of the company AFC Administradores de Franquicias in Colombia. The above is achieved by applying the descriptive methodology and implementing the use of two techniques, the first technique known as “job analysis” used for job descriptions, and the second technique known as “5w 1 h” for characterization of the procedures of the operation centers. The reason for carrying out the research work arises from a questioning by senior management about the internal operation of the company, because of the high lost economies in the levels of inventories presented for the year 2017.

To solve this, a proposal of organizational structure was made, a restructuring of function’s manual and construction of salary structure; considering the tool of direct observation, the application of a questionnaire and a joint work of experts. Based on the results obtained proposals were made about the work positions representative inside the institution, with the aim of making changes in the functions of these, achieving a redistribution of labor charges generating an organizational structure, that is flexible and adaptable to the development plan proposed by the institution. the selection of representative work positions for each appointment; to eliminate the subjectivity and find a relevant organizational and salary structure. In the same way to perform the statistical analysis was used the statistical software Curve Expert. Through the results obtained it’s concludes that the lineal model is accepted in the management structure; the exponential in the operating structure; and teacher structure, because of the homogeneity in the work positions it’s not possible to make a salary chart, due to the teachers are regula which classifies them in a category, thus restricting the construction of a salary chart.
